It had been my pleasure stating at Versailles Garden apartment and I enjoy different nature spots outside my apartment and I really enjoy watching Fall colors in Octobers from my balcony and the place really has a good security especially for vehicles as compared to other places. The leasing agent is also very friendly and supportive and if any urgent issues occur in my apartment, sends the maintenance technician asap in my apartment especially if the issues occur during the normal business hours.

I have been working with this property for several years and it has always been a great experience. Marsha is an excellent property manager. She is organized, responsive and always on top of things. Scott is great to work with and always provides clear information and communication helping any job run as smooth as possible.

DO NOT , I REPEAT DO NOT RENT HERE! Co-signed this appartment complex for my brother apt 824 to be specific. Marsha with her poor communication skills, very rude by the way was notified that we will be moving out in march but lease expires in May and we were aware that we will pay the month of May anyways. Marsha notified us that we will still have to pay for the appartment. We moved our stuff out but the tv and a couple boxes by April. Went over May 10th, we got a notification that the were going to inspect the apartment. Again she knew our stuffs were still in there and said “this is just so they know what work needs to be done to get ready for the next tenant” two days later we went over to get our stuff out and door lock was changed. Called Marsha and she said oh am so sorry I will be in the office and will have it opened with no reasons why it was changed. Came back an hour later and door still locked. Called Marsha and messaged but still no response. Called the 1800 number for door to be unlocked as we had to load the boxes in a truck we rented. Immediately after door was opened, Marsha called back with her fake apologies. Then had the nerves to put the charge for an extra key /loss on my account. NO MA’AM THIS IS YOUR BILL NOT MINE but I paid to keep my credit score up because AGAIN Marsha will not pick up the phone to discuss any discrepancies. For any reason we were up to date with our Ameren bill. But Marsha noticed us of a $3 bill sent by ameren to her??? My account says paid up to date ? AND processing fee was $50. Again I paid this amount BECAUSE Marsha got very rude on the phone about it. The company owe me this money PLUS my security deposit am taking it further unless I get my deposit back. Barely lived in this apartment the whole time it was rented, moved out about 10 months later , DIDNT RECEIVE MY SECURITY DEPOSIT, got charged for cleaning the shower and VACUUMING the apt? Isn’t that standard practice for a new tenant ? Why do I get charged for basic work. Nothing was damaged or stained. Again save yourself headaches and migraines unless you want to deal with Marsha. Am attaching a picture of the bills I got charged for just for reference. I forgot to mention , she is never in the office whatsoever ! She will tell you that she is there but will not answer the door or the phone.

I am writing to express my extreme disappointment with the condition of the apartment unit at [Versailles Apartments]. Upon move-in on June 28th at 5:30 pm, numerous issues rendered the apartment uninhabitable and below any reasonable standard. The balcony is extensively rusted and molded, posing health hazards. Additionally, there are broken cabinets, walls with peeling paint, flies constantly getting in through the broken windows the wall problems need to be sorted out.as there is water in them. apartment seems to have some water-related causing issues and wood fixtures falling apart throughout the unit. The balcony is also missing handles, further compromising safety. The appliances, including the stove and other equipment, are all rusted and in poor condition. This is not acceptable considering the rent I am paying and the expectations I had upon signing the lease. Moreover, I am deeply disappointed by the $350 charge for turning over the apartment to the next tenant, especially given the current state of the apartment. This fee seems unjustified considering the condition of the property. I have attached pictures and videos that clearly document the current state of the apartment. The unit depicted in the video tour I initially viewed does not match the reality I encountered upon moving. Living in these conditions is not feasible, and I cannot continue to reside in such an environment. The biggest scammers of the century. They mentioned they went above an beyond to help me and it's sad as they call these going above and beyond.Nothing has changed and they lied about sending me a $100 gift card that I never received.

Warning! This property is run down, old, and nasty. Fairlawn took over 3 years ago and claim they’ve been making progress by putting new roofing on. Well newsflash without it you’d be shut down with what’s been left in the other reviews left by tenants because of water damage and electrical fires. The manager told me they could not maintain the grounds because they don’t have money in the budget to keep a groundskeeper on payroll. They offer pets with no restrictions (size, weight, breed) as a means to get you leased up with them but they keep the property filthy. They do not hold pet owners accountable for cleaning up and in the event they don’t clean the management is not going to maintain THEIR property. I’m sorry they accuse the neighboring $250k condo owner/HOA neighbors of walking their pets on the filthy grounds and their animals of doing it. They do not ask for shot records for animals to go on to your lease just that if you have a pet and pay the deposit and rent monthly. My pet/support animal has been sick since 2 weeks into moving here. I’ve incurred a huge amount of veterinary bills since moving here. They allow tenants in other buildings to rent garages and make storage units and make shift gymnasiums of them and slam weights and blast music with an apartment right above these garages. It’s allowed because they pay. The issue with making storage units out of the garages is that you don’t have enough parking in the lot. The tenants who don’t have garages have to park at neighboring buildings because it keeps stress on the parking lot with the garage lessees who park in the lot and not in their parking garage units. The hallways get cleaned once per month if that and it consist of a vacuum and glass wipe down. The same nasty carpet i the hallways that was laid when these were built in the 70’s I’m sure is still down. The walls have the same filth on them that was there 3 months ago. The management turns the blind eye to everything that goes on. If you are looking for a place that will not hold you accountable this is the place because you can do anything here except not pay your rent. Tenants are allowed to record you from multiple angles in the parking lot and say “it’s for their entertainment” and that be ok with management. These same tenants have filth on their patios and off of their patios, multiple flower pots all over the grounds outside their apartment with dead plants. There’s only a manager on duty who is never in office until 5pm (if she is she is in there with the door closed and light off and you have to ring a doorbell o get her to the door, how welcoming huh) and 1 maintenance guy who has bad body odor and does absolutely nothing but drive and sit in his car most of his shift and will be gone promptly at 4pm. There were maintenance request that were to be completed before move in that were not. 3 months later still not completed and they know this, he openly admitted to not completing when confronted about it. They asked that I make the request for it to be completed. It’s not my job to remind you of what you told me you would do. They take no accountability for anything including possibly getting a bigger garbage can to place in the laundry room. They’d rather put a blink camera in the laundry room to babysit tenants not carrying their dryer sheets and empty laundry bottles back to their apartment to throw away. Lack of critical thinking skills or common sense on the management side. At Christmas time Dec 4th, management was presented with a list of concerns and not one of them has been addressed. When asked to send out a notice to tenants about their animals clean up & for management to clean up outside the trash and the animal feces, days later they were stringing Christmas lights by the yard sign. The following week a notice was typed to invite tenants to a Christmas lunch and taped to their doors. To me they took that time to do that but not send notice to tenants to clean up behind their pets. Misplaced priorities and funds.

Just moved in not too long ago and my experience has been really good! I’ve only had a few interactions with my neighbors but the ones I did have were really good they are super nice and friendly. Staff is very friendly as well and very good when it comes with questions, they are super helpful.!I haven’t had any problems with noisy neighbors. I also love the trail that is connected! Perfect whenever I take my dog out on walks!

Versailles Gardens is a great starter apartment for people just moving out for the first time and it’s a nice building the neighbors keep to themselves and if they do interact they are very nice. Me and my roommate moved in September of last year and so far we haven’t had any problems, our landlord is super sweet and you can even have pets.

versailles apartments was the first apartment i’ve had on my own as a young adult in my 20s. with this, all the staff have been very kind, knowledgeable and helpful when needed! anytime i’ve needed maintenance, they’ve come within 24hrs of my request, marsha is absolutely amazing with any questions or concerns i’ve had. i’ve always felt safe here, i would recommend this to anyone, first apartment renter or not, i couldn’t have imagined a better place to pick for my first time out on my own! im very grateful to be here.
